1. SELECT YOUR LOT AND FLOOR PLAN: When you find a lot that you like, remember someone else probably likes it too. We can duplicate any floorplan, but each lot is unique.

  2. COMPLETE OUR SIMPLE BUILDING AGREEMENT: We keep the paperwork to a minimum while communicating everything you need to know clearly.

  3. CHOOSE YOUR LENDER AND GET PRE-QUALIFIED: If you build on one of our neighborhood lots, you will not need interim financing (often called a construction loan). You will simply close on your permanent mortgage loan when the home is finished. If you build on your land, you will need both interim financing while the home is under construction and a permanent mortgage. Either way, we will need a prequalification letter from the lender of your choice. If you are unsure as to how much home you qualify for, you may want to make this your first step.

  4. SELECTION MEETING: After approval we will schedule an appointment to pick out your color selections. When we are done, you will get a written copy of our Selection Sheet detailing your choices. Remember to bring a copy of your pre-qualification letter from your lender.

  5. PRE-CONSTRUCTION MEETING: This appointment will be set with the builder and/or construction superintendent who will oversee the building of your home. We discourage last minute changes, but if you have to make one, this is the time to do it. Details of the construction of your home must be finalized at this point.

  6. SET FORMS AND BEGIN CONSTRUCTION: Several things must be accomplished before we actually begin construction of your new home including obtaining the necessary permits and scheduling materials and labor. You’ll know we are underway when you see the form boards placed on your lot.

  7. SIT BACK AND WAIT: Each step in the construction process requires that the previous step be completed (and often inspected) before we can move on to the next step. You will often see a great deal of work done in just a few days and then no work done for several days. Many factors affect the pace; be patient.

  8. FINALIZE YOUR FINANCING: Two or three weeks before completion we will ask you to tie up any loose ends with your lender. You will want to make sure that you have your funds for your down payment and out-of-pocket closing costs available.

  9. COMPLETION AND WALK THROUGH: Once your home is completed we will schedule a final walk through and orientation with you. We do our best to have your home “move in ready,” but you may find a few things that need attention. All punch list items will be completed prior to closing except for those items that need to be ordered.

  10. CLOSING DAY: This is the day you have been waiting for. The title company will determine the final date and time to close in conjunction with your lender. It is important to remember that all utilities must be changed into your name by the day we close.
